OK. Because the nameservers have not been changed (the site isn’t live) there is a change that has to be made to the .htaccess file. Below is the whole file with the new pathway highlighted. Works for MODx 9.6.3 (I can tell you it also works for 9.2.) If I recall correctly (we’ll find out) when the nameservers change and point to this site the file has to be changed back again to the original. Otherwise, you will get "/~mavarts" in all of the URLs.

    # MODx supports Friendly URLs via this .htaccess file. You must serve web
    # pages via Apache with mod_rewrite to use this functionality, and you must
    # change the file name from ht.access to .htaccess.
    #
    # Make sure RewriteBase points to the directory where you installed MODx.
    # E.g., "/modx" if your installation is in a "modx" subdirectory. If you have
    # problems with your .htaccess working at all, try un-commenting the first
    # line above the "RewriteEngine On" directive.
    #
    # You may choose to make your URLs non-case-sensitive by adding a NC directive
    # to your rule: RewriteRule ^(.*)$ index.php?q=$1 [L,QSA,NC]

    # If your server is not already configured as such, the following directive

FYI and in case anyone is curious, there’s a good article on htaccess in the wiki. It’d be good to add the suggestion above to the article (which I think I’ll do...done). For reference, the new default htaccess template that ships with MODx is as follows:
      # For full documentation and other suggested options, please see
      # http://svn.modxcms.com/docs/display/MODx096/Friendly+URL+Solutions
      # including for unexpected logouts in multi-server/cloud environments

      Options +FollowSymlinks
      RewriteEngine On
      RewriteBase /

      # Fix Apache internal dummy connections from breaking [(site_url)] cache
      RewriteCond %{HTTP_USER_AGENT} ^.*internal\ dummy\ connection.*$ [NC]
      RewriteRule .* - [F,L]

      # Rewrite domain.com -> www.domain.com -- used with SEO Strict URLs plugin
      #RewriteCond %{HTTP_HOST} .
      #RewriteCond %{HTTP_HOST} !^example\.com [NC]
      #RewriteRule (.*) http://example.com/$1 [R=301,L]

      # Exclude /assets and /manager directories from rewrite rules
      RewriteRule ^(manager|assets) - [L]

      # For Friendly URLs
      RewriteCond %{REQUEST_FILENAME} !-f
      RewriteCond %{REQUEST_FILENAME} !-d
      RewriteRule ^(.*)$ index.php?q=$1 [L,QSA]

      # Reduce server overhead by enabling output compression if supported.
      #php_flag zlib.output_compression On
      #php_value zlib.output_compression_level 5
