I tried different settings and it doesn't work.
You can disable the extension in content types, but still I feel like is better to do it in .htaccess.
What are the rules to do that, properly ?

When MODx generates URLs, it adds the suffix specified to the alias to generate the URL. If you remove the suffix from the HTML content type, then it generates the URL without the .html suffix. It's better to make the URLs the way you want them in the first place than it is to bother the web server with complicated rewrite rules.
However, if you still want something in the rewrite rules, check this (it's for .php, but it should work for .html as well)

Thanks. I've been searching on that also. For now, no need, though.
